How much does an EPC certificate cost in London?
Our fixed prices are £59 including VAT for flats and maisonettes, £79 for houses up to five bedrooms, and commercial EPCs from £195 plus VAT quoted by floor area. There are no call-out or travel charges anywhere inside the M25.
A residential EPC survey takes 30–45 minutes on site. Your certificate is then modelled, quality-checked and lodged on the national EPC register within 24 hours of the visit.
An EPC is valid for 10 years from the date it is lodged on the register. One certificate covers all sales, lettings and remortgages during that period, unless you renovate and want improvements re-scored.
The current legal minimum for rented property in England is band E. Letting an F or G rated property can lead to fines of up to £5,000, and regulations are tightening toward a band C requirement.
