Energy Performance Cert provides Energy Performance Certificate (EPC) assessments and related energy performance services for residential and commercial properties across the United Kingdom.

Commercial Energy Performance Certificates
Domestic Energy Assessments
Commercial Energy Assessments
Property Energy Efficiency Assessments
EPC Renewals
Related property energy performance services
All EPCs and reports are issued based on the findings of the assessment carried out at the time of the visit.
We cannot guarantee a particular EPC rating before the assessment has been completed.
All quotations are based on the information provided at the time of enquiry.
Prices may change if:
Incorrect property information is supplied
The property differs from the details provided
Access restrictions affect the assessment
Additional work or time is required
The scope of the booking changes
A booking is confirmed once we accept your appointment request.
You are responsible for providing safe and suitable access to the property.
This includes access to all relevant areas required to complete the EPC assessment, including but not limited to:
All rooms
Loft access (where safely accessible)
Heating systems
Hot water systems
Windows and insulation features
Any other areas relevant to the assessment
If access is unavailable or restricted, additional charges or a re-visit fee may apply.
Appointment times are approximate and may occasionally vary due to traffic conditions, emergencies, previous appointments, or other operational factors.
If delays occur, we will make reasonable efforts to keep you informed.
Payment terms may vary depending on the service booked.
We may require:
Full payment before the appointment
Payment on the day of the assessment
Payment immediately after completion
Your EPC certificate may not be issued until payment has been received in full.
If you need to cancel or reschedule your appointment, please contact us as soon as possible.
Late cancellations, missed appointments, or failure to provide access may result in:
Administration charges
Re-attendance fees
Call-out charges
Additional charges may also apply if our assessor is unable to complete the assessment due to lack of access.
Energy Performance Certificates are prepared based on:
The condition of the property at the time of inspection
Visible and accessible building elements
Heating and hot water systems
Insulation and construction details
Current government-approved EPC assessment methodology
The EPC rating reflects the information available during the assessment and cannot be altered without changes to the property or supporting evidence.
Any additional services requested outside the original booking will be quoted separately unless otherwise agreed in writing.
If a further visit is required due to missing information or inaccessible areas, additional charges may apply.
You agree to:
Provide accurate booking information
Ensure safe access to the property
Make the property available at the agreed appointment time
Inform us of any known hazards or access restrictions
We reserve the right to refuse or postpone services where health and safety concerns exist.
We provide our services with reasonable care, skill, and professionalism.
However, we are not responsible for:
Hidden defects within the property
Inaccessible areas
Information not disclosed by the customer
Delays caused by circumstances beyond our control
Indirect or consequential losses
Where permitted by law, our total liability shall not exceed the amount paid for the specific service provided.
